Consult with a qualified mortgage lender or loan officer

Being pre-approved by a lender before you start looking for a home can save a lot of time and money. When you contact us to set up a FREE CONSULTATION, we can recommend a top lender for you to contact before our consultation.

Schedule your consultation with us

We will effectively go over the process of buying a home and provide you with a buyer’s questionnaire, which will help provide a clear picture of what you want and must have in your new home. We will discuss your timeline for wanting to be in your new home and if there is a property that needs to be sold prior to closing the transaction. At the completion of our consultation, a Buyer Brokerage Agreement will be signed, and the searching will officially commence.

Find your new home

Once we have determined your MUST-HAVES we will search GAMLS, FMLS, in addition to other resources, for homes that meet your criteria.  Homes that match your needs will be emailed to you for you to preview, once you select homes you would like to see, we will schedule showings. Bring your checkbook and be prepared to write an offer. It is common for homebuyers to walk in and not want to see another property because as soon as they walked in they knew that was it!! HENCE, don’t be afraid to fall in love at first sight on your first outing and be ready to take it to step 4, drafting an offer.

Draft your offer or Purchase and Sale Agreement

Once we have found your dream home, we will return to our office to draft your offer. Prior to drafting the offer, we will complete a comparative market analysis, in order to help determine the value of the home. After we have a sales price and have discussed the terms and conditions of our offer we will complete a purchase and sale agreement. Lastly, you will also need to be prepared to purchase a cashier’s check for your earnest money deposit, we will discuss earnest money during your consultation.

Acceptance of your offer, We are OFFICIALLY Under Contract

Now that you are under contract, there are a few immediate actions that must take place. You will need to submit your earnest money cashier’s check, schedule your home inspection, and ensure the lender has all the necessary documents. We will ensure all parties (you, closing attorney, lender, & listing agent) have all articles of the contract, keep account of all time-sensitive deadlines (due diligence period, financing contingency, and the appraisal contingency), coordinate the home inspection & walkthrough with the listing agent, & ensure closing is scheduled. You will also need to be prepared to pay for an appraisal and for your home inspection. The cost of a home inspection typically ranges from $325-$475 and an appraisal typically costs between $400-$450. If the property has a pool and or septic tank and the seller does not have documentation for recent inspections, you may also want to have them inspected as well.
